Tax Parcel 03438-002-000 (less than quarter acre) is a vacant unimproved lot fronting NW 137 Terr. at its intersection with NW 145th Ave. The lot is depicted and identified on the attached aerial photograph. The lot was declared surplus by the City Commission at a public meeting on Feb. 24, 2014 after being found to be of negative value due to liability, maintenance costs and no projected use for a City purpose. Habitat now formally requests the City Commission donate the property to support its, not for profit, affordable housing program.
Sale of Lot Fragment to Contiguous Owner
Tax Parcel 03818-004-000 (less than 400 sqft), see attached aerial, is a small piece of a larger parcel. The City owned and identified parcel was the site of a long abandoned City potable water system surface storage tank . The empty tank was removed about 10 years ago after it was determined it served no purpose and presented a needless liability exposure. The City Commission declared the small parcel surplus on Feb. 24, 2014 and directed staff to sell or otherwise dispose of the lot. The lot has been offered to contiguous land owners since at its Property Appraiser set value of $100. No land owner was interested until the recent "parent" parcel buyer asked to buy the lot for the long standing price of $100.00.
The new purchaser of the parent parcel, Kauai Dream LLC, an Oregon limited liability company, refurbished the residence, cleaned the property and is advertising it for rent. The sale of the existing City surplus property will relieve the City of maintenance costs and eliminate liability exposure of an "out" parcel for which there is no projected public use.
