SUBJECT:  Site Plan – Progress Park Parcels G & H: A request by Sergio Reyes, P.E., of EDA Consultants, Inc., applicant and agent for Ponce Inlet Investments, LLC, property owner, for consideration of a Site Plan to construct a ±12,568 square foot building with associated parking, stormwater, landscaping, and site improvements on a ±5.06 acre subject property. Tax Parcel Number 03956-010-028 (Quasi-Judicial Hearing).

RECOMMENDED ACTION:

 

Staff recommends that the Planning & Zoning Board approve the Site Plan for Progress Park Parcels G & H, subject to the three (3) conditions provided in Exhibit “A” and located on page 17 of the July 14, 2020 Staff Report to the Planning & Zoning Board, upon making the following motion:

 

Based upon the competent substantial evidence presented at this hearing, the presentation before this Board, and Staff’s recommendation, this Board finds the application to be consistent with the City of Alachua Comprehensive Plan and in compliance with the Land Development Regulations and approves the Site Plan for Progress Park Parcels G & H, subject to the three (3) conditions provided in Exhibit “A” and located on page 17 of the July 14, 2020 Staff Report to the Planning & Zoning Board.

 

 

Summary

 

This application is a request by Sergio Reyes, P.E., of EDA Consultants, Inc., applicant and agent for Ponce Inlet Investments, LLC, property owner, for the consideration of a Site Plan to construct a ±12,568 square foot building with associated parking, stormwater, landscaping, and site improvements.

Potential tenants are unknown at this time, however, it is expected that tenants will likely consist of general retail, personal services, and fast casual dining.

The subject property is ±5.06 acres in size and is located northwest of the intersection of Research Drive and Innovation Drive in Progress Park. Approximately 1.94 acres of the overall ±5.06 acre subject property would be developed. The site is presently vacant.
